BOOKING TRANSACTION – You are entering into a rental agreement directly with the owner of the vacation rental you are booking (your “Host” and the “Vacation Rental”, respectively).  YOUR PAYMENT FOR  THE VACATION RENTAL, at 700 SP Terry Belton TX, CONSTITUTES YOUR ACCEPTANCE OF THESE TERMS.  You may book the property for normal vacation/holiday travel use only.

FALSIFIED BOOKINGS – If your booking was made under false pretense, including, but not limited to, a falsified name, age or size of party, you will be subject to immediate eviction and forfeiture of all amounts paid.

PAYMENT TERMS & CANCELLATION- 30 % charge at time of booking, remainder to be charged 30 days prior to check in. Free 48 hr cancellation. 

 Check in 3:00 / Check out 11:00

HOUSE RULES – Please review these carefully, as violation may result in additional fees or eviction without refund.  Please note that host lives next door.

PARKING - Is limited to (1) one vehicle per unit.  First come first serve for the covered parking spaces.

               Please respect the speed limit of 10 MPH on SP Terry Rd.

SMOKING -  All units are smoke free. No smoking is allowed inside the home.

CONDUCT - You and your registered guests and permitted visitors are required to conduct yourselves in a manner acceptable to both your hosts and to fellow visitors. Disruptive behavior caused by loud music and/or late night/early morning rowdiness will not be tolerated.

  UPSTAIRS UNIT - Please refrain from stomping and wearing clonky shoes.

MAXIMUM OCCUPANCY - Occupancy may not exceed the number of people included in Guest's Booking.  Occupancy calculation includes infants, children, pets, any and all guests who visit the property, and no parties or other gatherings which exceed the Occupancy limit shall occur without prior approval of the Owner.

CHILDREN -  We are on a cliff and children under 10 are not recommended.  Guest understands that no special efforts have been made to “childproof” this house, and accept the risk or harm to any children allowed on the property.

PETS ALLOWED W/ FEE - 1 pet per unit,  under 40lbs, must be crated if left unattended, not bark excessively, on leash outdoors, up to date on vaccines, flea and tick free.  Shedding kept off furniture.  Pet refuse must scooped.  

MAINTENANCE – We care very much about our Vacation Rental and strive to keep it in excellent shape. If you notice any problems or maintenance issues, please notify your host immediately.

  SEPTIC- Our septic system is sensitive! Do not put paper towels, hygiene items, diapers, grease chemicals, or other harsh items in the toilets or drains due to septic system and Bell County requirements.

HOST ACCESS – If requested, you shall allow your Host access to the Vacation Rental during your stay. Your Host shall exercise this right of access in a reasonable manner.

CLEANLINESS – Please treat the Vacation Rental with respect, keeping in mind that this is our home, not a hotel room. Please leave the Vacation Rental in a clean, neat and orderly condition.


     We simply ask you to: pick up & throw away all trash and pet refuse inside and outside..

INDEMNIFICATION & HOLD HARMLESS – You agree to indemnify and hold harmless your Host for any liabilities, damage, cost or expense whatsoever arising from or related to any claim in connection with your use and/or occupancy of the Vacation Rental, including, but not limited to, any claim or liability for personal injury, damage, loss of personal belongings or theft of property which is made, incurred or sustained by you and/or anyone you invite to use the Vacation Rental as your guest.

ATTORNEY’S FEES & COSTS – If your Host employs the services of an attorney or attorneys to enforce any conditions of this Rental Policy, you shall be liable to your Host for reasonable attorney's fees and costs incurred by your Host.

GENERAL TERMS – If any section, clause, paragraph or term of the Rental Agreement is held or determined to be void, invalid or unenforceable, for any reason, all other terms, clauses or paragraphs herein shall be severed and remain in force and effect. This Agreement is taken in full compliance with federal, state and local Fair Housing Laws, without regard to race, color, religion, sex, country of origin, handicap or familial status

Guest represents and warrants to Owner follows:
a.  Guest is at least 25 years old and has full power and authority to enter into this Agreement and perform his/her obligations hereunder without restriction or limitation of any kind.
b Guest will abide by all conditions, restrictions and requirements (1) imposed by controlling law; (2) set forth in this Agreement, and (3) posted or provided at the Property or on the grounds of the Property.
c Guest will not do, or allow others to do, anything on or near the Property that could be considered a nuisance to any third party.

d Guest acknowledges and agrees that damage, loss or injury to the Property due to failure by Guest and its guests to abide by these reasonable restrictions shall be subject to remedy through all available legal, equitable and contractual means.
